Relevant details are hereby announced as follows:
      I. Basic Information
1. Leasing Party: Guizhou Asilixi Hot Spring Tourism Operation and Investment Co., Ltd.
2. Leasing Object: The leasing object for this round is a dedicated swimwear‑focused retail space within the Jiugushui Hot Spring Tourism Resort. The premises are located in the lobby of the Hot Spring Center and the Water Park, in the resort’s core commercial zone, adjacent to the hot spring attraction area. With high foot traffic and a steady customer base, the space is exclusively intended for businesses such as swimwear, swimming equipment, and related hot spring‑related products, making it an essential ancillary facility that meets the resort’s immediate needs.
3. Lease Term: One year, commencing on the date the parties execute this contract.
4. Rental Rate: The rent shall be no less than RMB 240,000 per year.
5. Rent Payment Method: The lessee shall pay the full rent in a lump sum upon signing the contract.
      II. Tenant’s Requirements
1. The lessee must be a legally established corporate entity with good credit standing and no record of illegal or non-compliant business practices.
2. The business license must include the sale of swimwear, swimming equipment, and related products in its scope of business.

      V. Rental Offer Price
1. Quotation Rules
This leasing solicitation places no limit on the number of bidders. Bidders who pass the registration review shall submit a single, sealed bid at a minimum annual rent of RMB 240,000. The successful tenant and the annual rent will be determined through an open auction, with the highest bidder prevailing.
2. Submission of the Quotation
On-site Submission: Submit in a sealed envelope upon attending the leasing conference.
      VI. Determination of Tenants for Lease
The lessor shall rank the prospective lessees in descending order based on their single, sealed bid amounts. In the event of a tie for first place, the tied candidates shall submit additional bids until a lessee is determined. If the candidate ranked first voluntarily forfeits the lease, the second- and third-ranked candidates shall be successively invited to fill the vacancy.
      VII. Other Relevant Requirements
1. The lessee shall strictly comply with the rules governing this leasing auction and the relevant management regulations for shop rentals within the scenic area, and shall demonstrate sound performance‑based compliance.
2. Rent Payment Method: Payment shall be made in a lump sum upon execution of the contract. The specific payment terms will be set forth in the lease agreement, and the lessee shall remit rent in full and on time as required.
3. The lessor shall purchase the relevant products sold by the lessee, and the hot spring resort shall pay the lessee at the discounted price indicated on the membership card.
4. The lessee is strictly prohibited from subletting or lending the premises to others for operation without authorization.
5. The commercial premises leased in this round may only be used to sell spa and swimming‑related products, including swimwear, swim caps, goggles, bath towels, waterproof bags, and spa toiletries; any business activities beyond this scope are prohibited.
6. It is strictly prohibited to sell flammable and explosive materials, illegal or banned items, “three‑no” products, or goods that are incompatible with the scenic area’s business mix. Any business activities that violate laws or regulations, or that tarnish the scenic area’s image, are also strictly forbidden.
7. During operations, you must strictly comply with the scenic area’s unified management regulations, maintain cleanliness and hygiene both inside and outside your shop, arrange merchandise in an orderly manner, and conduct business with integrity and in full compliance with applicable laws and regulations.
8. During the lease term, the lessor shall bear the costs of water and electricity for the premises; all other operating expenses, including labor costs, business taxes and fees, and equipment maintenance, shall be borne solely by the lessee.
9. The lessee shall not sublease or lend the premises without authorization, nor may they alter the premises’ structure on their own initiative. If minor renovations or layout adjustments are required, the lessee must submit a prior application to the scenic area management authority and may proceed only upon approval.
10. During the term of the lease, the lessee shall conscientiously safeguard the scenic area’s brand image and comply with all management regulations pertaining to fire safety, environmental hygiene, operating hours, and other matters. In the event of any unauthorized operations or breaches of contract, the lessor shall have the right to unilaterally terminate the contract, reclaim the premises, and withhold any related fees.
11. Upon expiration of the lease term, the scenic area will re‑initiate the leasing process based on the tenant’s business performance, compliance with contractual obligations, and the rules governing the next round of leasing. The existing lessee shall not be entitled to any priority right of renewal, unless otherwise agreed upon in writing.
